Mayor Stephanie Klinzing and Elk River City Council Members
November IS, 2004
Page 5

. requiring complete traffic studies based upon actual expected development,

. placing conditions on any CUP in order to protect immediate neighbors, the
Brentwood neighborhood and the City, and

. delaying decision on this CUP until a more complete plan has been provided, with
adequate time for public input.

If this CUP is handled appropriately, the developers, US Bank, the Brentwood
neighborhood, and the City of Elk River will win. A tasteful development that
complements the neighborhood will result in higher property values, a bigger tax base
and greater convenience for all. If the CUP is rushed through without adequate thought
and consideration, all parties stand to lose.

Thank you for your consideration ofBOU's concerns. We look forward to
working with the developers and the City on a better Brentwood, better Elk Ridge and
better Elk River.

Sinc 0

to uciano
nformal Leader, Brentwood Owners United

cc: John Hempel
Michelle McPherson
Chris Leeseberg
Terry Maurer
Susan Luciano
Curtis and Mary Dodge
Mari Larson
Gary Werbowski
Ted Travica
John Polden
Scott Frasier
Ralfe and Gail Anderson
Gary and Priscilla Klies
