ITEM 10 <br /> o TO: ECONOMIC DEVELOPMENT AUTHORITY <br /> lk <br /> River <br /> 4FROM: WILLIAM RUBIN, ED COORDINATORM, <br /> DATE: JANUARY 6, 1993 (�V <br /> SUBJECT: 1993 WORK PROGRAM <br /> Below is an overview of the activities related to the 1993 work <br /> program. EDA Commissioners may have other ideas for discussion <br /> at the January 11 meeting. <br /> INDUSTRIAL DEVELOPMENT - Continue to market the Industrial <br /> Park to commercial real estate agents, builders, developers, <br /> and area manufacturers . Specifically, staff hopes to identify <br /> a significant user (50,000 square foot + building) for Lots <br /> 1, 2, and 3 whose combined size totals over 7 .5 acres . Since <br /> the City/EDA acquired the remaining parcels in the Industrial <br /> Park, these lots have tentatively been held in reserve for one <br /> large user. It is hoped that a transaction involving a large <br /> company can be wrapped in 1993. If this occurs, all <br /> developable EDA sites will have been sold. <br /> This is also a time to begin working with land owners elsewhere <br /> er in the community to identify an appropriate site for another <br /> industrial park or business park. This includes, among other <br /> things, the development of design standards, permitted uses, <br /> platting, and utility extensions. <br /> DOWNTOWN REDEVELOPMENT - Work in conjunction with the HRA, <br /> civic groups, and prospective business as redevelopment <br /> opportunities present themselves in downtown Elk River. This <br /> includes bringing to closure the EDA's involvement in the <br /> redevelopment property along Main Street. Toward that end, <br /> staff hopes to recommend to the EDA a redevelopment project for <br /> implementation in early 1993. <br /> A second project for implementation in 1993 involves the <br /> reconfiguration of the Jackson Square parking lot. Plans to <br /> upgrade this area are scheduled for implementation in early <br /> 1993 and may include the use of EDA funds and/or HRA funds. <br /> MARKETING - As necessary, the EDA Main Street site and the <br /> Elk River Industrial Park will be marketed on a targeted basis <br /> to prospective businesses. These marketing tasks will be done <br /> in conjunction with the ongoing distribution of the City' s <br /> brochure to developers, commercial realtors, and prospective <br /> businesses and industries . <br /> ADVERTISING - Continue periodic advertising in publications <br /> flib,„ <br /> such as the Real Estate Journal, Business Media, and Minnesota <br /> Ventures magazine. <br /> 720 Dodge Avenue N.W., Elk River, Minnesota 55330 (612) 441-7420 <br />
