<br />almost 50% of the liquor store business so it is imperative that we are open on or around <br />October 1 of next year. The construction requires approximately six months so that means <br />we have six months from today to complete the following: <br />1. Hire architect and construction manager. <br />2. Put together the building design concepts and plans. <br />3. Go through the city approval process for a conditional use permit. <br />4. Put together the construction documents. <br />5. Go out for construction bidding. <br />6. Award the construction contracts. <br />7. Preconstruction meetings. <br /> <br />Regarding this timeframe, the city would like to get some work done on the site as soon as <br />possible. The work that needs to be accomplished is: <br /> <br />1. the environmental audit before the land is exchanged; <br />2. soil borings; and <br />3. topographic survey work. <br /> <br />If we can get the agreement of Mr. Hartman, we would like to start work on these three <br />items in early October while the legal work is simultaneously taking place for the land <br />exchange. It is expected that at the October 18 meeting a proposal for architectural services <br />and construction management services will be offered for your consideration. <br /> <br />Direction is needed from the City Council on how to proceed.
