Imo <br /> MODERN <br /> CONSTRUCTION <br /> 12/28/2015 <br /> Building Plan Addendum Sheet <br /> Prepared by Jesse Hartung <br /> Ecology Project XXX Yale CT <br /> The following notes help to clarify the blueprints. <br /> Rental Apartments: <br /> Final individual apartment layouts to be determined,minimum of 8 different unit types and sizes guaranteed <br /> Each unit will be considered"luxury apartment rentals"as compared to similar buildings in the local market <br /> All utilities will be included in the rent so tenants only have 1 bill to pay(increased quality of life) <br /> Lease terms will be flexible with as little as 3 months and as long as 24 months <br /> Commercial space: <br /> Final space uses to be determined based on market feedback <br /> Executive offices of 200-400sqft are planned at this time <br /> One small restaurant location on the river side of the building to be opened <br /> -restaurant will have access to rooftop dinning,organic gardens and green house,and may be run by Ecology management to insure <br /> safe,healthy food options are produced at a reasonable cost to be accessible by all residence. <br /> Building Amenities: <br /> Final amenities to be determined <br /> Swimming pool will be a salt water pool for safe natural disinfectant <br /> Work out facilities to include resistance,cardio,and weight training <br /> Roofing space will include grilling,native prairie plantings,grass,a running track,and relaxation space for the open enjoyment of the <br /> outside and Mississippi River <br /> Community gathering rooms to include a meeting room,theater space,cooking area and recreation activities that may include pool, <br /> darts,board games. <br /> Community business areas to promote working/schooling from home including computers,printers,video conferencing,and meeting <br /> tables <br /> Exterior fenced in dog area for animals to exercise,dog wash station within the building <br /> Storage lockers and car wash in the parking garage with naturally derived cleaning chemicals <br /> Exterior appearance: <br /> The exterior of the building will consist of a mixture of stone,LP Smart siding,high quality Vinyl siding,and aluminum trim <br /> -roughly 20%stone,30%LP,and 50%vinyl with the final layout to be determined <br /> All hardscapes will be done with permeable materials such as pavers with the possible exception of the parking ramp <br /> All landscaping will be completed with hardy species native to the local area and grass will be limited to 15%of all landscaped <br /> surfaces at ground level <br /> The restaurant will have a permeable patio surface for outdoor dining when weather permits <br /> Ea23 <br /> MAIN ST t:x k_ AV£ !-' 6376 F: i3 f-F,,, _, t; INrC t <br />
