BUSINESS CLUSTERS ' <br /> IIIAnalyzing the types of business and cluster patterns of businesses that are currently downtown <br /> can reveal a great deal about the market. For example,the business development team may <br /> identify a cluster of services across from the court house such as printing,office supply,coffee <br /> shops and attorneys, or notice that the three women's clothing stores on the same block of <br /> Second Street are doing well while the one on Third Street next to the auto parts store is not,or <br /> III- <br /> fmd that the traditional retail core has dispersed. <br /> f <br /> Knowing the current mix of businesses and cluster patterns will also help the team guide new <br /> businesses to the optimal downtown location.Clustering businesses that share customers or have F <br /> complementary goods,such as clothes and shoes,strengthens downtown's perception in the <br /> trade area as a"shopping center." <br /> To Do: , <br /> 1. On a downtown base map color code the buildings by first floor use(retail,service,office, <br /> vacant,government,housing,cultural,other)and look for patterns: t <br /> • Is most of the retail located in one area? t <br /> • Do service uses or government offices break up the retail pattern for customers on t <br /> any streets? <br /> p. <br /> • Are service businesses and offices uses primarily on side streets? <br /> IllQ2.
