The specific details of the land <br /> purchase price and financing options would not have to be negotiated <br /> prior to entering into a Letter of Intent with MBC. <br /> MBC is proposing a two story L-shaped building with a full basement <br /> and a footprint of approximately 7,680 square feet. The building <br /> would be located on the southeast corner of the lot, with the main <br /> entrance being located on the corner of Main and King. The <br /> development is targeted to provide one parking space on and off site <br /> for each 300 square feet of gross floor area. MBC proposes that the <br /> style of the building would be historic in character and earth tone in <br /> color. The exterior would be architectural precast panels using a <br /> combination of finishes. <br /> Recommendation <br /> Staff recommends the HRA enter into negotiations with MBC for a six <br /> month letter of intent to provide the land to the project as proposed at <br /> a price of$100,000 with the actual terms to be identified in the final <br /> development agreement. <br /> .41° <br /> Staff proposes to bring the negotiated letter of intent back to the HRA <br /> for final approval at its meeting on July 27, 1998. <br />
