Memo to Mayor and City Council/AS 00-6 <br />September 18, 2000 <br />Page 2 <br /> <br />Lots <br /> <br />Parcel A is proposed to be 10.49 acres and Parcel B is proposed to be 13.56 <br />acres. Both lots meet the lot size requirement. The applicant was granted a <br />variance to the lot width requirement at the August 22nd Board of Adjustment <br />meeting. The existing structure will be located on Parcel B and comply with the <br />setback requirements. The common lot line between the two lots will be centered <br />on the existing driveway. Both lots will be serviced with private wells and septic <br />systems. Parcel B, with the existing home, will utilize the existing well and septic. <br />Parcel A will have a new well and septic. Both primary and secondary system <br />locations for Parcel A are shown on the survey. <br /> <br />Access <br /> <br />Access to both lots will be via the existing gravel driveway from Quinn Street. <br />The drive currently serves the existing home. The applicant is proposing a 66 <br />foot wide road and utility easement centered on the driveway and extending <br />north along the common lot line to the north boundary of the properties. A shared <br />access easement will need to be recorded to allow shared access for both Parcel <br />A and Parcel B. <br /> <br />Drainage and Utility Easements <br /> <br />The applicant is proposing 10 foot wide drainage and utility easement along all <br />lot lines. Drainage easements are shown over the existing wetlands. There are <br />also three ponds that are located on Parcel A. These ponds should be shown on <br />the survey and be included in drainage and utility easements. <br /> <br />Park and Recreation <br /> <br />The Park and Recreation Commission recommended cash to meet the park <br />dedication requirements and also a 50 foot wide trail easement along the south <br />property line. <br /> <br />Recommendation <br /> <br />Staff recommends the City Council approve the proposed administrative <br />subdivision for Marlene Hentages with the following conditions: <br /> <br />1. All drainage and utility easements shall be recorded with the County. <br /> <br />2.
