Memo to Mayor and City Council/AS 0-5 Page 2 <br />August 21, 2000 <br /> <br />Analysis <br /> <br />The subject parcel is approximately 4.3 acres in area and is proposed to be <br />subdivided in two parcels with approximately equal areas. The business park <br />zoning district requires a minimum lot area of 1.5 acres; therefore, the proposed <br />parcels meet the minimum area requirement. The business park district does not <br />have a minimum lot width, however, the lots are proposed to be 260 ft. x 359 ft. <br />(Parcel A) and 259 ft. x 363 ft. (Parcel B). The proposed development will have a <br />shared access at Joplin Street. No access will be permitted onto 183rd Avenue. <br /> <br />As neither park dedication nor storm water management fees were collected <br />when the lot was originally platted, staff is recommending that these fees be paid <br />for the entire 4.3 acres. <br /> <br />Recommendation <br /> <br />Staff recommends that the City Council approve the administrative subdivision <br />with two conditions: <br /> <br />The Economic Development Authority pay park dedication fees in the <br />amount of $2,000 per acre. <br /> <br />2.
