Memo to Mayor and City Council/P 00-10 <br />July 17, 2000 <br />Page 2 <br /> <br />Lot sizes and future development <br /> <br />Lot 1, Block 1 4.50 acres <br />Outlot A 3.28 acres <br />Outlot B 1.19 acres <br />Outlot C 6.09 acres <br />Outlot D 3.77 acres <br />Outlot E 78.69 acres <br />Outlot F 15.64 acres <br /> <br />Lot 1, Block <br /> <br />This lot is zoned highway commercial and can be developed once the final plat is <br />recorded. Access to this site will be from Business Center Drive. <br /> <br />Outlots A and B <br /> <br />These two outlots total 3.36 acres and will serve as the location for storm water <br />management ponds. <br /> <br />Outlot C <br /> <br />This outlot is zoned Highway Commercial. In order for it to be developed it will <br />have to be platted. Future platting options include platting it as one large lot or <br />platting it into two or three smaller lots. Future uses of this lot will be commercial <br />in nature. <br /> <br />Outlot D <br /> <br />This lot is zoned C3 (Highway Commercial). Development of the site will require <br />it to be platted. Access to the site will be from both Business Center Drive and <br />Waco Street. <br /> <br />Outlot E <br /> <br />This lot is zoned BP (Business Park). Future development of this lot will require <br />platting. It is likely that configuration of future lots on this parcel will depend on <br />the needs of prospective developers. Access to the future development will be <br />from Business Center Drive and possibly Waco Street. Access to this area from <br />Mississippi Road should be eliminated or restricted. <br /> <br />Outlot F <br /> <br />Outlot F was shown on the preliminary plat but not on the final plat; it is shown as <br />an exception on the final plat. The plat should be revised to include Outlot F and <br /> <br />S:\PLANNING\SCOTT~P0010FIN.DOC <br /> <br /> <br />
