Call Meeting To Order <br /> Pursuant to due call and notice thereof, the meeting of the Elk River Board of <br /> Adjustments was called to order at 6:30 p.m. by Chair Mesich. <br /> 2. Consider 8/22/00 Board of Adjustments Agenda <br /> COMMISSIONER PEDERSON MOVED TO APPROVE THE AUGUST 22, 2000, BOARD OF <br /> ADJUSTMENTS AGENDA. COMMISSIONER KUESTER SECONDED THE MOTION. THE <br /> • MOTION CARRIED 5-0. <br /> 3.1. Request by Marlene Hentaes for Variance to Minimum Lot Width Requirement, <br /> Public Hearing-Case No. V 00-3 <br /> Staff report by Scott Harlicker. Marlene Hentges requests a variance to the <br /> minimum lot width requirement in order to subdivide approximately 23 acres <br /> located at 12137 223rd Avenue NW. Mr. Harlicker indicated that the parcel <br /> currently has 66 feet of frontage, each lot would have 33 feet of frontage. If the <br /> variance is granted, the applicant will be requesting an administrative <br /> subdivision. Staff recommends approval of the request and reviewed the five <br /> findings listed in the staff report. <br /> Commissioner Chambers asked what the reason was for the "finger" shaped <br /> portion of Parcel A. Mr. Harlicker stated that was the 66' wide access for the <br /> parcel and that staff will be recommending that the proposed property line be <br /> changed to create a more triangular shape for the lots at 223rd. <br /> Commissioner Baker asked if staff had any concerns regarding the shared <br /> driveway. Scott Harlicker explained that an access agreement will be required as <br /> part of the administrative subdivision. <br /> Chair Mesich asked if the City would ever need to extend 223rd Avenue to access <br /> the city trail. Mr. Harlicker stated that there is access to go both north and south <br /> at County Road 33, at 221st and in Greenhead Acres. Ms. McPherson noted that <br /> • when the landfill operation ceases, the area will be likely be reclaimed for some <br /> type of recreational use which would have an access to the city trail. <br />
