Mr. Scoff Hadicker <br />May 10, 2000 <br />Page Two <br /> <br />All of the house pads located in Block 2 are proposed to be constructed below street level. <br />This will make grading of the lots critical to ensure that water runs around the home sites <br />from the front to the rear. On the lot line between Lots 6 and 7, Block 2, and Lot 7 and the <br />pathway, there is a berm that is proposed to be constructed along the lot line. This is <br />necessary to prohibit water from one lot flowing onto the other lot toward the front of the <br />homes. It will be critical that these berms be constructed propedy and maintained. It may <br />be necessary for the plat to provide a slightly larger easement along these lot lines to <br />ensure the integrity of these berms on into the future. <br /> <br />There is a sedimentation pond proposed to be constructed in the south area of the plat <br />behind Lot 1, Block 2. Since this is a facility that may need City maintenance from time to <br />time, the access located south of Lot 1, Block 2, to the common area should be graded <br />such that a vehicle can access the sedimentation pond. <br /> <br />5. It appears that the 952 and 954 contours have been omitted around the existing house on <br /> Lot 5, Block 2. <br /> <br />A slightly larger rear lot drainage and utility easement should be provided along the rear of <br />Lots 3 and 4, Block 1, to accommodate the proposed drainage from Lots 2, 3, and 4 flowing <br />to the north.
