1701" Circle. Staff directed you to apply for a street vacation if you felt that was the best <br />solution. <br />On April 10, 2015, the city received your applications for the above use. Staff conducted a thorough <br />site plan review and has the following comments: <br />Business Park Building Materials /Design <br />As stated at the March 24, 2015 meeting, the Business Park ordinance will be the baseline staff, the <br />Planning Commission, and the City Council will use for the establishment of the PUD and <br />standards. <br />1. The building is proposed to be pre -cast concrete panels & stone veneer. The BP district <br />states building materials shall be of one of the acceptable materials (Integrally colored and <br />exposed aggregate precast concrete panels) and shall be combined with at least 30% of one <br />or more acceptable materials (brick /stone veneer). The submitted elevations do not indicate <br />what type of pre -cast wall panels are being proposed. Stone veneer is shown as <br />approximately 17% on one elevation only. <br />2. The building shall be designed so as to prevent the appearance of straight, unbroken lines in <br />the horizontal and vertical surfaces. <br />Garage doors shall have a color that matches or coordinates with the building's primary body <br />color. The submitted elevations do not indicated what colors the walls and garage doors will <br />be. <br />4. The building shall be designed to screen equipment located on the roof of the building. <br />Alternatively, such equipment shall be located in such a manner so that it cannot be seen <br />from the adjacent public street, public path /trail, or adjacent residentially zoned property at <br />the same elevation of the first floor of the building. The easiest method is an extension of <br />the parapet. If you would like examples of this treatment being used in the metro area, we <br />will provide examples. <br />The design as submitted does not meet the BP design guidelines. The building will need to at least <br />match, if not exceed the design criteria. <br />Please submit revised elevations that address the above information. A colored elevation rendering <br />would be beneficial for the Planning Commission and City Council review. <br />Parking /Landscaping <br />Section 30 -935 states: <br />u) All off street parking areas shall include unpaved, landscaped islands that are reasonably distributed <br />throughout the parking area. These islands should be located to break up expanses ofpaved areas andfacilitate trafc <br />control. Islands shall be provided in a ratio of at least one island per 75 parking jpaces. <br />b) Landscaped islands shall be equal to the s' of a parking stall, at minimum. The provision offeaver, but <br />larger parking lot islands is encouraged. <br />5. The submitted site plan shows 37 stalls along the western property line and one landscaped <br />island. The city ordinance would require an additional landscaped island in the parking area.
