The PUD allows for <br />greater design flexibility and creative development, which the strict requirements of the zoning code <br />may not permit. A PUD consists of 5 parts: <br />1. A site plan <br />2. Building elevations <br />3. On -site utility plans <br />4. Unified landscaping <br />5. Uniform signage plan <br />Our review of your proposal is based the completeness of these plans, and their satisfaction of the <br />requirements of City Ordinances. <br />Staff met with you and your team on March 24, 2015 and discussed several aspects of the project, <br />some of which are listed below: <br />Staff indicated that the property is currently zoned Business Park (BP) and that would be the <br />baseline for the establishment of a Planned Unit Development (PUD) and CUP <br />requirements. A PUD plan, while flexible, does not lower the design standards of a particular <br />area. <br />Staff expressed concern with the proposed front yard setback of 10 feet. The BP district <br />requires 25' front yard setbacks for parking. <br />Staff informed you of the ordinance requirements for landscaped islands and that all parking <br />areas shall be bound with concrete curbing. <br />Screening of utility equipment was discussed. <br />Staff discussed driveway width requirements and discussion followed regarding vacating <br />Phone: 763.635.1000 <br />www.ElkRiverMN.gov <br />NAWR
