NORTHSTAR CORRIDOR DEVELOPMENT AUTHORITY STATION AREA PLANNING (RPS) <br /> <br />from base mapping and site photographs developed in Phase I, 'Inventory and <br />Analysis' participants will physically help guide the planning process in their <br />specific jurisdictions, in the knowledge that local leaders/residents are the best <br />stewards for the development of their communities. <br /> <br />At the end of the session, stakeholders will reconvene into a shared session <br />where representatives of all twelve (12) station areas will present their findings <br />to the larger group, in the knowledge that their opportunities are linked by the <br />common thread of commuter rail. <br /> <br />To ensure that stakeholder participants understand the full range of economic <br />development feasibility and the subsequent marketability of various <br />development options, Ms. Woodworth, of ZHA, will participate in this initial <br />workshop. <br /> <br />Deliverable: <br /> <br />A series of twelve (12) land use maps, prepared by appropriate stakeholders <br />regarding desired land uses, transit interface and other development initiatives, <br />on a station-by-station basis. <br /> <br />Percentage Project Fee/Cost (13.13 %) <br /> <br />$10,500 <br /> <br />5.3.2 Workshop 2 ('Concepts') <br /> <br />Methodology: <br /> <br />The consulting team will analyze the labors of the initial workshop, scrutinizing <br />the 'Issues and Ideas' presented on the base mapping. Each map will be sub- <br />sequently redrawn by the consulting team to better maximize TOD opportunities <br />and clean up any other inconsistencies which may hive presented themselves at <br />Workshop 1. Prior to this second session, the consulting team will present their <br />recommended land use 'framework' concepts for each of the (12) station areas <br />in question. These refined land use maps will be presented to Workshop 2 <br />participants, along with an appraisal/analysis of what seems to be working and <br />what is still in need of refinement. <br /> <br />Following this consultant presentation, stakeholder participants will once again <br />regroup into smaller groups for to analyze the merits/demerits of their particular <br />scheme and provide feedback to the consulting team regarding same. <br /> <br />Deliverable: <br /> <br />A second takeaway series of twelve (12) land use maps, for further refinement <br />by the consulting team. <br /> <br />Percentage Project Fee/Cost (11. $ 8 %) <br /> <br />$9,500 <br /> <br />$.3.3 Workshop/Open House 3 ('Solutions') <br /> <br />Methodology: <br />~eir <br /> <br />This final workshop will result in the consulting team making presentations to <br />the participants - representatives of cities, towns and counties - regarding <br />recommended solutions for TOD station area plans for all (12) station/stops in <br />question.
