Mr. Pat Klaers
March 23, 2000
Page Five

2. Windsor Park

This is a development that has received preliminary plat approval in the northwest
portion of the City. It is the first cluster development to proceed forward. Final plat on
the first phase was recently approved by the City Council. This development will have a
community septic system constructed with it.

Hillside Estates 9th Addition
Hillside Estates 9th is a large area in the southeast corner of the Hillside Estates
development. It received preliminary plat approval sometime ago. The developer is now
prepared to proceed with the first phase of Hillside Estates 9th. Hillside Estates 9th
Addition final plat will consist of one cul-de-sac containing 13 lots. It is anticipated that
this project will move forward in the early summer of 2000.

4. Preserve Estates Addition

This is a development on North Tyler Street in the rural portion of the City. This
development was begun in 1999. It is a quasi-clustered development done under the
DNR ordinance. However, this site does not have a community drainfield, rather it has
one-acre lots which have individual septic systems.

5. Hillside Estates 8th Addition

This is the northwestern portion of the Hillside Estates residential development. It also
received preliminary plat approval sometime ago. Staff is anticipating that the developer
will move forward shortly with a portion of the Hillside Estates 8th area for the first phase
final plat.

Seven Oaks Development

This is a development on the west side of County Road 1 near the northwestern
boundary of the Urban Service District. The development received preliminary plat
approval in the fall of 1999. There are a couple of issues, including tree preservation,
that the developer needed to resolve prior to proceeding to final plat. We anticipate that
the developer will be coming to the City with the first phase final plat of this development
sometime in the spring/summer of 1999.

=

Dobel Farm Development

City staff has been meeting with individuals interested in developing the Dobel farm as a
clustered development. We have been led to believe that something will to coming
forward in the next several months regarding the potential development of this property.

Rolling Hills Addition

This is a cluster development in the extreme northeast corner of the City. It involves
approximately 120 acres. It should proceed to the Planning Commission in April of
2000.

O:\PROJ~230000M\0325\Itr 1-31-00 klaers.doc
