Mr. Scott Harlicker <br />December 15, 1999 <br />Page Two <br /> <br />At the north end of the site there is a driveway shown to connect to the Wal-Mart building <br />site to the north. However, this proposed driveway is shown beyond the limits of <br />construction. It is our understanding that the Wal-Mart site will be under development at the <br />same time or before the Home Depot site. Therefore we would suggest that driveway <br />connecting to that site be constructed at this time. <br /> <br />6. The driveway access of the Tyler Street on the east side of the store is shown as 36-feet <br /> wide. City ordinance sets a maximum driveway width of 32-feet. <br /> <br />The grading plan shows a 12-foot drop in approximately 20-feet at the rear of the store <br />adjacent to the proposed pond. This is far to steep of grade for this area. We have talked to <br />Lynn Caswell of John Oliver and Associates and he indicated that they are looking at slightly <br />revising the grading plan and perhaps dropping the finished floor elevation of the building to <br />minimize the fall from the building to the pond in this area. <br /> <br />The utility plan shows the watermain to be looped from 179th Avenue around the building <br />and then connected to the north in the Wal-Mart site. We would suggest that it might be <br />easier to loop the watermain back to Tyler Street in the northeast corner of the site. Tyler <br />Street has not been constructed at this time and the watermain could be easily wet-tapped. <br />This would provide a shorter loop then would be required to loop to the Wal-Mart watermain. <br /> <br />The storm sewer plan shows all drainage from the front of the building including the parking <br />area to be connected to the storm sewer proposed for I79th Avenue at two locations ©ne <br />of these locations provides at 27-inch stub, the other provides a 21-inch stub. It will be <br />necessary to review the drainage calculations for the Home Depot site to compare them to <br />the storm drainage calculations approved for the Elk River Crossing development to ensure <br />that adequate capacity has been provided to these two locations to service the Home Depot <br />lot. <br /> <br />If you have any questions regarding any of these comments please call. <br /> <br />Sincerely, <br /> <br />Howard R.
