The following comments <br />and recommendations are intended to bring the project in line with current city requirements and <br />should be addressed on future plans. It is helpful to include a response letter to the comments <br />below. Unaddressed comments will be incorporated into recommended conditions for Final Plat <br />approval. <br />General Comments <br />1. A developer's agreement will need to be drafted before the final plat is released. <br />2. Cluster all mailboxes <br />3. An deed dedicating outlot A to the city for the purposes of park dedication will need to be <br />drafted and provided to the city before the final plat is released. <br />4. Two overstory trees are required for each new single - family lot in the city. One tree must be <br />located in the boulevard area and the installation is the responsibility of the developer. Please <br />provide a landscape plan identifying the location and species of the boulevard trees. <br />5. Stop curb and sidewalk at edge of platted lots and build temporary cul -de -sac entirety on <br />outlot. The city will no longer permit these to be built behind a permanent curb on platted <br />lots (currently shown on lot 10). <br />Drainage <br />6. There is no access to the infiltration area. The entire perimeter, including where wider <br />easements are proposed along pipes, is obstructed by a retaining wall. <br />7.
