No additional park space <br /> or trail corridor space has been shown. <br /> Previous Hillside Estates subdivisions required cash except for Hillside Fifth <br /> Addition when the current 3.75 acre park was dedicated. The Planning <br /> Department's park concept development efforts have demonstrated the need <br /> for more flat open space in Hillside as well as public use of the power line and <br /> gas line corridors. <br /> Park Dedication <br /> The Subdivision Ordinance requires 10% of the undeveloped land proposed to <br /> be subdivided be set aside and dedicated to the general public as open space <br /> for parks. <br /> Phoenix Enterprises proposes to subdivide 105.89 acres and 10.58 acres of <br /> park would meet the 10% park dedication requirement. The power line and <br /> gas line corridors are roughly 14 acres if maintained in their entirety. <br /> • Recommendation <br /> Staff recommends that the Parks and Recreation Commission recommend the <br /> following: <br /> 1. THAT 4-5 ACRE USABLE PARCEL BE DEDICATED FOR PARK PURPOSES <br /> WHICH IS RELATIVELY FLAT,WHICH BACKS UP TO THE TRAIL CORRIDOR <br /> (POWER LINE EASEMENT),WITH EASY OFF STREET ACCESS AND DOES <br /> NOT ADJOIN RESIDENT'S BACK YARDS. <br /> 2. THAT THE POWER LINE AND GAS LINE CORRIDORS BE MAINTAINED AS <br /> PUBLIC OPEN SPACE FOR TRAILS. <br /> 3.
