The <br /> park is divided into 3 acres by a county ditch and by the large wetland. <br /> Within the park are some beautiful vistas of oak woods, open water and <br /> marsh land. The existing homes surrounding the park are set back far <br /> • enough from the boundaries of the park are are not imposing. <br /> Site Issues <br /> • Access to the park <br /> • Access within the park <br /> • Topography <br /> • Wetland <br /> Access to the Park <br /> The site is a rectangle surrounded by homes on 3 sides with a future <br /> subdivision being planned to the north. Current access is through a cul-de- <br /> sac (Elgin Court) to the east off of County Road No. 1. The access is narrow <br /> and uninviting as it traverses the side and backyards of houses with little <br /> room for landscaping or buffering. <br /> Other potential access points include: <br /> • From the south, from County Road No. 35, over the railroad tracks to <br /> 198th % and along a gas line easement adjacent to an existing home.
