Comprehensive Plan Initiatives and Policies <br /> Page 5 <br /> <br />Evaluate housing stock on a regular basis to assess the housing conditions and needs <br />of the community. <br /> <br />Ensure that persons or groups of persons of similar income levels have a wide range <br />of housing choices available to them, regardless of their race, color, creed, religion, <br />sex, national origin, marital status, and without regard to public assistance, or <br />familial status. <br /> <br />5. Provide a Fair Housing Statement to all developers who request approvals from City <br /> Hall. <br /> <br />6. Support the integration of affordable housing into larger housing developments (aka <br /> inclusionary housing) <br /> <br />7. Preserve the integrity and affordability of existing housing stock near or within the <br /> Old Town area. <br /> <br />8. Provide ample opportunities to accommodate the full spectrum of life-cycle housing. <br /> <br />9. and well <br /> <br />Work with homeowner's associations to promote financially stable <br />maintained neighborhoods. <br /> <br />10. Focus public actions on housing needs not met by the market place. <br /> <br />Utilities <br /> 1. <br /> <br /> Coordinate preparation of utility master plans for municipal sanitary sewer, electric, <br /> storm sewer and water systems with the Comprehensive Land Use Plan and <br /> accompanying development projections. <br /> <br />2. Encourage the full utilization of existing infrastructure systems by supporting infill <br /> development within the existing urban service area. <br /> <br />3. Ensure adequate capacity within, and support maintenance and improvements of <br /> older facilities in and around, the Old Town area. <br /> <br />4. Ensure capacity is reserved for potential high demand industrial or office uses that <br /> may provide positive economic development oppommities to the community. <br /> <br />5. Maximize the use of rainwater gardens, wetlands or other natural systems to manage <br /> storm water runoff in an environmentally sound manner and reduce unnecessary <br /> construction of storm sewer infrastructure. <br /> <br />Provide storm sewers to those areas no longer adequately drained by natural systems. <br /> <br />Apply fair and equitable assessment written polities for the extension of water and <br />sewer lines to accommodate new development. The policy shall provide for <br />equitable assessment of the improvement costs while protecting the City's taxpayers <br />and financial commitment. <br /> <br /> <br />
