Date Meeting Recommendation
August 13, 2003 Park & Rec -Proposed 140 lot PUD concept plan was presented which
(review) had approx. 7 ½ acres of park land (which would work out
to an area 250-feet in width outside of and parallel to the
Great Northern Trail right-of-way on the east side of the
plat).
-The Commissions consensus was to maintain a green
corridor along trail, they recommended approx. 250-feet
parallel to trail based on the 7 ½ acres.
September 9, 2003 Planning -Two other workshop meetings were held prior to this date.
Commission The Commission asked for different options.
(workshop) -Applicant presented 3 options:
140 lot PUD (Opdon A)
113 Rl-c Plat (Option B)
127 lot PUD (Option C)
-The Commissions consensus was they preferred the 140
lot PUD because of the possibility of different priced units
(affordability) and the additional park land. They gave
applicant direction to continue with the 140 lot density
PUD with maybe a mix of twin homes located along the
north property line and/or at comer lots.
September 10, 2004 Park & Rec -The Commissions consensus again was to maintain a 200-
(review) foot wide buffer (this width was based on the now roughly
7-acres of park land in the proposed PUD)
-Although the Planning Commission preferred the 140 lot
PUD, the Park & Rec did not prefer that layout.
February 11, 2004 Park & Rec -The applicant was getting different direction from the two
Meeting Commissions and derided to continue with the direction
given by the Planning Commission.
-Park & Rec still asked for the 200-foot wide buffer
(propercy line to property line) based on the number
derived from the original 140 lot PUD
February 24, 2004 Planning -Staff presented the 135 lot PUD
Commission -6.9 acres of park land was proposed which varied in wi&h
Meeting, from 85-feet to 290-feet.
Public -Many area residents spoke at the public hearing of their
Hearing objections to the plat based on too many homes and loss of
trees.
-Suggestions were made to have a cluster development
t doser to County Road 1 with significantly less lots.
-Consensus of the Commission was this 135 lot PUD was
now too many lots.
-Commission agreed that PUD was appropriate but with
less lots.
-Request was tabled to advertise for CUP and to resolve
drainage issues.
