Memo to Mayor and City Council/SP 04-02 <br />April 5, 2004 <br />Page 2 <br /> <br />height. Since that time, multiple permits for a variety of interior alterations have occurred, <br />however substantial additions occurred in 1993 (15,981 square feet), 1999 (180 jail cells were <br />added), and the current request for additional 120 jail cells. <br /> <br />The proposed building addition includes areas within the existing administration offices that <br />will be remodeled that do not have exterior impacts. <br /> <br />Analysis <br /> <br />A site plan review analysis typically is conducted internally with staff from Engineering, <br />Building & Environmental, Fire, Police, Planning and Public Works. Issues that are typically <br />reviewed and evaluated include zoning requirements (setbacks, parking requirements, <br />landscaping), grading and drainage, utility connections, Fire Department access, and impacts <br />to adjacent properties. <br /> <br />The following is an analysis of the proposed expansion of the Justice Center in terms of staff <br />review. <br /> <br />Zoning Requirements <br /> <br />Setbacks <br /> <br />The property is zoned Business Park and guided light industrial. The Business Park building <br />setbacks are as follows: <br /> <br />Front yard- 35 feet; <br />Side yard - 20 feet; <br />Rear yard - 30 feet. <br /> <br />The building meets the above setbacks in the following way: <br /> <br />Front setback - 244 feet; <br />Side yard setback - 40 feet on the east and 183 feet on the west; <br />Rear yard setback - 72 feet <br /> <br />Parking setbacks in the Business Park District are as follows: <br /> <br />Front yard - 25 feet; <br />Side yard - 20 feet; <br />Rear yard - 20 feet. <br /> <br />The drive and parking isles have the following setbacks in the expansion areas: <br /> <br />Side yard - 32 feet on the east and 210 feet on the west <br />Rear yard- 20 feet <br /> <br />S:~xPLANNING\Case Files\2004\SP 04-02 Sherbum Co Justice Ctr\4-5 CC memo.doc <br /> <br /> <br />
