INTRODUCTION <br /> The proposed Yale Street connection has been studied thru previous planning efforts and the 171St AUAR <br /> which was completed in 2011. The goal of this report is to identify the improvements,prepare <br /> construction cost estimates and identify right-of-way impacts. <br /> Public Improvements include the following: <br /> • Bituminous Street <br /> • Concrete Curb and Gutter <br /> • Concrete Sidewalk <br /> • Watermain <br /> • Sanitary Sewer <br /> • Storm Sewer <br /> • Ponding <br /> • Turf Restoration <br /> • Striping and Signage <br /> SANITARY SEWER <br /> The existing sanitary sewer is located within a utility easement on the Greater Minnesota Credit Union <br /> Property. As per the City's 171St Avenue Area AUAR,a I0-inch diameter polyvinyl chloride pipe (PVC) <br /> will be extended south to the proposed future Trunk Highway(TH) 169 intersection. See Figure 1 in <br /> Appendix A for the proposed layout. Sewer depths range from 10-22 feet deep. 6-inch sanitary sewer <br /> services are proposed for nine (9)existing businesses and three (3)future businesses on the southerly <br /> portion of the project. <br /> WATERMAIN <br /> The existing watermain is located in the TH 169 westerly ditch between the Greater Minnesota Credit <br /> Union and Super America. The existing water is a 16-inch diameter pipe. As per the City's 171St Avenue <br /> Area AUAR, a 16-inch diameter ductile iron pipe (DIP)will be extended south to the future TH 169 <br /> intersection. See Figure I in Appendix A for the proposed layout. 2-inch diameter watermain services are <br /> proposed for the nine(9)existing businesses and three(3) future businesses on the southerly portion of <br /> the project. <br /> In addition to the mainline improvements along Yale Street. Per the City's 171St Avenue Area AUAR, an <br /> 8-inch watermain will be extended beneath TH 169 for looping purposes. <br /> STORM SEWER AND PONDING <br /> The existing storm sewer for the Yale Street area consists of a pond located on the First Storage of Elk <br /> River,LLC property and a pond located northwest of the Yale Court cul-de-sac. These ponds outlet to the <br /> Mississippi River. The proposed improvements consist of a storm sewer conveyance system with pipes <br /> ranging from 12-18 inch diameter pipes. Ponds are proposed on the southerly portion of the <br /> improvements,on the Appletime Child Care property and the expansion of an existing pond located <br /> northwest of the Yale Court cul-de-sac. The pond expansion will include the need for additional property <br /> from the lot owned by Elk River Ford,Inc.
