there is very limited options for new industrial sites prior to the opening of the gravel mining area, <br /> which is not expected for 10 years or more. The suggested property is close to existing industrial, <br /> has easy access to Highway 10, and is of sufficient size to accommodate the land requests we've <br /> been receiving. Currently,there are approximately 98 acres of shovel ready land for industrial and <br /> business park development,in 19 lots. Park land,by contrast,can be located virtually anywhere,and <br /> ideally,would be located in a more centralized location to the population it serves. <br /> 3. Dobel Farm property. The property owner of approximately 174 acres west of Windsor Oaks,north <br /> of 192nd approached the Council about including his property in the urban services district. Urban <br /> services to the area will increase prescribed densities, and could facilitate increased density of adjacent <br /> underdeveloped land. <br /> Recommendation. <br /> A formal feasibility has not yet been ordered to determine how to serve the area with associated <br /> utilities,however, that is not a prerequisite to establishing the boundaries in other areas of the <br /> community. Most notably, south of the subject parcel are several neighborhoods and vacant parcels <br /> within the urban service district. Like the transportation network expansion plans,the <br /> Comprehensive Plan represents the vision;the "how"is frequently determined after more focused <br /> study. <br /> 4. Other comments. Other comments have been received.
