Parking Summary <br /> The commercial condo park shares 138 parking spaces and 38 additional "proof of parking" <br /> spaces. The 6th grade education center will take over 10 of the 22 condominium suites and <br /> associated percentage of parking spaces (approx. 48) not including"proof of parking" spaces. <br /> Required parking: <br /> Grades 6-9 require (7 classrooms) 2 per classroom 14 stalls <br /> Total parking required for this condominium: 14 stalls <br /> Percentage of 138 existing stalls 55 stalls (approx.) <br /> Signage <br /> It is anticipated that there will be a sign on the building similar to the sign on Spectrum High <br /> School and potentially a monument sign. The design of these elements has not been included in <br /> this submittal, but a photo of Spectrum High School's sign on their current building is included <br /> as an example. The name of the facility still needs to be agreed upon before submitting to the <br /> city. We request the review and approval of this application without the sign information. The <br /> building and monument sign will be designed to meet zoning requirements and submitted at a <br /> later date to the city for approval prior to fabrication. <br /> When the building was approved and constructed, there was tenant signage proposed for each of <br /> the condominium suites. With Spectrum's 6th Grade Center consuming a larger portion of the <br /> building, there will most likely be less signage square footage needed. <br /> Building Materials <br /> The exterior building envelope already exists and photos are attached. The wall construction <br /> consists of decorative, colored architectural precast panels and cultured stones at each of the <br /> entrances. Very little exterior work is proposed. The existing overhead doors on the interior <br /> court area of the building will be filled in with anodized aluminum store front system or <br /> windows since they are no longer needed. The existing regular doors have been incorporated <br /> into the design and will be used for building access and exiting. <br /> 1/27/2014 <br />
