Each of the buildings will have a service/loading area that will be <br />screened by a wall. <br /> <br />The applicant should provide a lighting plan showing the location of the light poles in the <br />parking areas. In order to limit the impact of lighting on the residential area, the applicant <br />should consider using additional shorter standards instead of fewer taller standards. This <br />would also be in keeping with the pedestrian scale that the developer is trying to create. <br /> <br />Landscaping avtcl Signage <br /> <br />The developer is proposing to presewe some of the existing trees that are located along the <br />southern end of the project. These trees will provide screening for the residential properties <br />south of the project. Other perimeter plantings include evergreen trees, overstory trees and <br />ornamental trees. The evergreen trees are planted to provide screening, the overstory trees <br />are located to provide shade and create a tree lined boulevard and the ornamental trees <br />provide color and variety. Additional screening should be considered along Irving Street <br />between Lot 1 and Lot 2, and along Holt Street adjacent to the proposed outdoor storage <br />area. <br /> <br />Substantial grading will occur around the stormwater pond in the southeast comer of the <br />site. The landscape plan shows that the existing trees in that area will be preserved. The tree <br />preservation line should be revised to accurately reflect the grading that will occur. <br />Additional screening and landscaping should be included to replace the trees that will be <br />removed. <br /> <br />An 8 foot wide bituminous trail is proposed along Hok Street, Irving Street and along 197~h <br />Avenue. Two trail connections into the site from Irving Street are proposed and one <br />connection is proposed from Holt Street. Staff suggests a second connection along the south <br />entrance drive be included. The Engineer has suggested that this trail be extended to 194th <br />Avenue. Because of the open space on the south side of the drive aisle, there is an <br />opportunity for a nice landscaped connection. An internal tree lined pedestrian system is also <br />proposed. Designated pedestrian crossings are proposed at the drive aisles. Staff suggests <br />that these crossings be identified with a change in materials. A central plaza with a dock <br />tower is also proposed. This plaza is adjacent to one of the proposed restaurants and a <br />central storrnwater retention pond. <br /> <br />A landscaped berm is proposed at the intersection of Irving Street, Hok Street and 197~h <br />Avenue. This landscaped berm will help screen the proposed outdoor storage area. <br /> <br />A monument style development identification sign is proposed at the intersection of Irving <br />Street, Holt Street and 197th Avenue. Smaller entry signage is proposed at the two entrances <br />from Holt Street. Freestanding signs are also proposed for the 4 buildings that have frontage <br />on Hok Street.
