Building <br /> No changes are proposed to the building. <br /> Storm Water <br /> Storm water runoff is directed to two concrete spillways. Staff recommends two additional spillways <br /> along the eastern curb line to reduce runoff concentration and erosion potential. Staff also recommends <br /> expanding the 892 contour in the northwest corner of the property, expanding retention capacity. <br /> Additional Comments <br /> Staff s main concerns with the materials presented include a lack of landscaping plan,lighting plan, and a <br /> confusing site layout. The lighting plan is important because of the impact on adjacent residential parcels, <br /> and is required because the ordinance requires minimum foot-candle levels. It is not clear if the existing <br /> lighting meets these requirements. The landscaping plan is necessary from a city beautification standpoint. <br /> Both the lighting plan and landscaping plan can be reviewed and approved at the staff level. <br /> Staff proposes some changes to the parking lot layout to avoid vehicular conflicts within the parking lot, <br /> to provide for logical walking patterns, to provide internal parking lot islands, and to provide for some <br /> featured display areas. The applicant has not yet agreed to these changes. <br /> Public Hearing <br /> During the public hearing, an adjacent property owner expressed concern over vehicles and debris stored <br /> over the property line in the past.
