All comments of the city planner letter dated October 16, 2013, shall be addressed. <br /> 2. Approval of a landscape plan, meeting all city ordinances. <br /> 3. Approval of a final site plan that achieves logical internal traffic movement. <br /> 4. As a CUP is not a building permit, the applicant shall obtain all required permits, <br /> including approvals from the Fire Chief, City Engineer, and MnDOT. <br /> Background <br /> On September 16, 2013, the City Council held the public hearing for a CUP request from Keith Steles <br /> who is seeking approval to operate a car dealership at 11044 167th Avenue. The CUP for the previous <br /> use, RV sales, originally issued in 1989, expired in January 2013, requiring a new CUP. <br /> The City Council continued action on the item in order to give the applicant more time to submit the <br /> required information. The applicant has since provided proposed site and grading plans, and is working <br /> towards meeting established standards. The comment letter dated October 16, 2013, explains outstanding <br /> requirements. <br /> Access <br /> Access to the site will remain the same,utilizing the existing gates. However,the driveways will be <br /> narrowed, establishing distinct entrances. Currently,pavement runs the entire length of the north side of <br /> the property along 167th Ave. Plans call for removing some pavement to narrow the entrances to a <br /> consistent driveway width. <br /> Number of stalls <br /> The site plan includes parking for 142 vehicles. Additionally,landscaped parking lot islands are required at <br /> a ratio of 1 per 15 parking stalls. The site plan includes four islands, and needs to be amended to include <br /> six additional ones.
