Planning Commission Minutes Page 4 May 25,2004 Commissioner Pederson stated that he felt the proposed building was appealing,and that signage would enhance the north elevation. Mr.Harlicker noted that installation of relocated trees will help break up the north side of the building,as well. Commissioner Anderson asked where deliveries will be made for the Taco John's restaurant. Mr.Tutt explained that delivery trucks will use the 20-foot wide northerly lane. He noted that there will be adequate room for trucks to drive through and park cars. Commissioner Pederson asked where the dumpsters would be located. Mr.Tun explained. Chair Ropp stated that he felt the applicant has done a good job and that tenant signs on the north side of the building would help to dress up the building. There being no further public comment,Chair Ropp closed the public hearing. MOTION BY COMMISSIONER PEDERSON AND SECONDED BY COMMISSIONER CURTIS TO RECOMMEND APPROVAL OF THE REQUEST BY STM DEVELOPMENT FORA CONDITIONAL USE PERMIT TO CONSTRUCT A 7,900 SQUARE FOOT MULTI-TENANT BUILDING INCLUDING A CLASS 2 RESTAURANT,CASE NO.CU 04-16,WITH THE FOLLOWING CONDITIONS: 1. ALL COMMENTS OF THE CITY ENGINEER SHALL BE ADDRESSED. 2. ALL TREES REMOVED SHALL BE REPLANTED ON SITE AND SHOWN ON THE REVISED LANDSCAPE PLAN. 3. LANDSCAPING AROUND THE BUILDING SHALL BE INCLUDED IN A REVISED LANDSCAPE PLAN 4. EXTERIOR COLORS AND MATERIALS SHALL BE SUPPLIED PRIOR TO COUNCIL CONSIDERATION. MOTION CARRIED 6-1. Commissioner Stevens opposed. 6. Other Business 6.1. Update on May 17,2004 City Council Meeting Commissioner Lemke provided an update on the May 17, 2004 City Council meeting. 8. Adjournment There being no further business,MOVED BY COMMISSIONER ANDERSON AND SECONDED BY COMMISSIONER OFFERMAN TO ADJOURN THE MEETING. MOTION CARRIED 7-0.
