Planning Commission/CU 04-35 <br /> November 23,2004 <br /> Page 3 <br /> To determine if adequate parking is provided, a ratio of 1 space per 75 sf. of customer area <br /> was used. Using this ratio 61 parking spaces are required; 63 spaces are provided. The <br /> existing two driveways from 173`d Avenue will be used. Parking and access are adequate. <br /> Utilities <br /> The property is located within the Urban Service Area and is currently hooked up to city <br /> sewer and water. <br /> Landscaping <br /> There are currently two trees on site; the landscape requirement for this lot is 25 trees. <br /> Additional trees will be required. Because this is a developed site with an existing building <br /> and there are limitations on were trees can be planted, 10 new trees should be planted. <br /> Signage <br /> There are two existing freestanding signs, one on 173rd and one on Highway 10. Neither of <br /> the signs complies with the 10 foot setback requirement. The sign ordinance allows one <br /> freestanding sign. The sign on 173'd should be removed. If the applicant modifies the sign <br /> along Highway 10, other than just changing the face, the sign will have to be moved so that <br /> it complies with the setback requirement. <br /> Recommendation <br /> Staff recommends that the Planning Commission recommend approval of the Conditional <br /> Use Permit to for a private club and on-sale liquor with the following conditions: <br /> 1. The freestanding sign along 173'd shall be removed. <br /> 2. If the applicant modifies the sign along Highway 10, other than just changing the <br /> face, the sign will have to be moved so that it complies with the setback requirement. <br /> 3. The applicant shall work with the building and fire departments with regard to all <br /> building and fire codes. <br /> 4. A revised landscape plan shall be provided. An additional 10 trees will be required. <br /> The trees shall be overstory trees that comply with the landscape ordinance. <br /> 5.
