Memo to Mayor and City Council/P 02-08 <br />May 20, 2002 <br />Page 3 <br /> <br />Density <br /> <br />The overall density of this plat is 3.38 units per acre (116 units/34.37 net buildable acres). <br />The density of this area in the original Trott Brook Farms plat, including the additional 6 <br />acres and 10 units, was 2.76 units per acre (95 units/34.37 net developable acres). <br /> <br />Analysis <br /> <br />Rezoning Request <br /> <br />The applicant is requesting that approximately six acres be rezoned from Rlc (Single Family <br />Residential) to PUD (Planned Unit Development). These six acres are located on the east <br />side of Twin Lakes Road. The underlying land use designation for this property is MR <br />(Medium Density Residential). The applicant is proposing to include these 6 acres as part of <br />Marshes of Trott Brook Farms. They are proposing to construct 10 townhouses on these 6 <br />acres for a density of 1.66 unit per acres, which is consistent with the land use of Medium <br />Density Residential. However, as this six acre parcel could be developed independently from <br />the adjacent development; a rezoning to R3 could also accommodate the townhouse request. <br /> <br />Preliminary Plat and Conditional Use Permit <br /> <br />Single Family Component <br /> <br />Layout <br /> <br />There are 35 single family lots proposed. Nine of the lots front on Trott Brook Parkway, 14 <br />lots front on Smith Circle, 9 lots front on 187~h Avenue and 3 front on Smith Drive. Outlot <br />A, which includes a storm water water pond, should be eliminated and combined with the <br />adjacent single family lots. The average lot size is 26,488 sf.(.60 acres).The smallest lot is <br />11,405 sf. and the minimum lot width for all of the lots is 85 feet. The configuration of <br />Smith Circle will have to be revised to a more traditional shape to facilitate snow removal. A <br />sidewalk is proposed along the east side of Smith Drive. <br /> <br />Townhouse Component <br /> <br />Layout <br /> <br />The townhouse component of this proposal is divided into three groups. There is a cluster <br />south of Trott Brook Parkway (formerly single family lots), a second cluster south of Trott <br />Brook Parkway (the original townhouse component) and a cluster off of Twin Lakes Road <br />(which was not included in the original plat). <br /> <br />The first cluster of townhouses is located on the south side of Trott Brook Parkway.
