Memo to Mayor and City Council/P 02-08 <br />May 20, 2002 <br />Page 2 <br /> <br />· Preliminary plat of Trott Brook Farms <br />· Development plans <br />· Townhouse elevations <br />· Ordinance No. 02- <br /> <br />Overview <br /> <br />The applicant is proposing to replat 53.95 acres into a residential PUD (Planned Unit <br />Development). This project will include a mix of single family lots and townhouse units. <br />Most of the project area was included in the PUD for Trott Brook Farms, which was <br />approved by the City Council on August 17,1998. They are also proposing to include about 6 <br />acres that was not in the original Trott Brook Farms PUD and will be acquired from the City <br />in a land exchange. <br /> <br />Existing Conditions <br /> <br />The 53.95 acres is located in the northwest corner of Trott Brook Farms at the intersection <br />of Trott Brook Parkway and Twin Lakes Road. The property has varying topography and <br />numerous wetlands. There are 15.99 acres of wetlands. The adjacent land uses included Twin <br />Lake Townhomes on the west side of Twin Lakes Road, the Becker property to the north, a <br />large wetland and future single family residential to the south and future single family <br />residential to the east. There are 3 high pressure gas mains located in western portion of the <br />property running southeast to northwest. <br /> <br />Trott Brook Parkway was platted as part of Trott Brook Farms 8th Addition and should be <br />constructed this summer. Sewer and water will be installed within the right of way as part of <br />that project. <br /> <br />Project Description <br /> <br />Unit Mix <br /> <br />The original Trott Brook Farms plat included 600 units, 348 single family lots and 252 <br />townhouse units. This replat involves changing 9 single family lots into 30 townhouse units <br />and changing 39 townhouse units into 41 townhouse units. There is a 23 single family lot <br />component to this replat that is unchanged from the original plat and a 12 single family lot <br />component that is similar to the original layout. They are also adding 6 acres to the original <br />plat; on those 6 acres are 10 townhouses. The original plat included 85 units in this area, 46 <br />single family lots and 39 townhouses. The replat includes 116 units, 35 single family lots and <br />81 townhouses, a net increase of 31 units.
