The remaining 33 acres are farm fields and woods and would remain <br />as they are. <br /> <br />If the applicant wished to develop this property to its full potential, because <br />of the provision of 4 lots per 40 acres with a minimum lot size of 10 acres, it <br />might be possible to subdivide into 4 lots. However, at this time the applicant <br />is proposing to subdivide the property into 2 lots. Future subdivision will be <br />limited to 2 lots for a total of 4. <br /> <br />Both of the lots comply with the dimensional requirements of the A-1 district. <br />The site is in the A1 zone (Agricultural Conservation) across County Road 33 <br />from the Rla zone (Single Family Residential). <br /> <br />Streets and Easements <br /> <br />County Road #33 <br /> <br />Sherburne County Engineering Department was contacted regarding <br />additional right-of-way along County Road #33. They indicated that they <br />need a 50 foot right-of-way from the center line. The applicant's survey <br />shows a 50 foot right-of-way. <br /> <br />Easements <br /> <br />Drainage and utility easements will need to be provided along the property <br />lines of the 2.5 acre parcel. The applicant's survey shows a 10' drainage and <br />utility easement adjacent his property line. <br /> <br />Park and Recreation Commission Recommendation <br /> <br />The Park and Recreation Commission has recommended a cash dedication in <br />lieu of land to satisfy the park dedication requirements for the one new lot <br />being created. <br /> <br />Recommendation <br /> <br />Staff recommends that the City Council approve the request by Lee Whiting <br />for and an administrative subdivision to subdivide 43 acres into two lots with <br />the following conditions: <br /> <br />1.
