EXHIBIT B <br />1. The property shall be rezoned to PUD and a Planned Unit Development Agreement <br />shall be agreed to. <br />2. The development shall meet all applicable fire codes. The Fire Chief shall verify the <br />location of all fire hydrants, and may require additional hydrants necessary to preserve <br />the health and safety of the residents. <br />3. A common platted lot shall be provided to cover access drives, green areas, and utilities. <br />A blanket drainage and utility easement shall cover this lot. <br />4. A NPDES permit is required prior to final approval of construction drawings. <br />5. Landscaping improvements shall be made as recommended in staffs exhibit A. <br />6. Utility connections shall be made as recommended in staffs utility recommendation, <br />exhibit B <br />7. Utility abandonment plan shall be approved by the City Engineer. <br />8. A letter of credit in the amount of 100% of the cost of the landscaping and utility <br />improvements shall be submitted prior to the releasing of the Final Plat for recording. <br />9. All required subdivision shall be provided in an electronic format (.dwg file) as required <br />by the City Ordinance and Land Use Application prior to recording of the plat. <br />10. This approval of the Preliminary Plat shall expire after 1 year, unless the property owner <br />or owner's agent has submitted a Final Plat or letter of request for extension. <br />11.
