Ron Niziolek, 12275 Rush Circle <br /> <br />Echo Ridge Plat <br /> <br />We feel that the City of Elk River must be responsible for assuring quality development <br />practices in Elk River. This plat must be carefully reviewed because it does appear to be <br />sub standard because of the following major points. <br /> <br />Site For Septic Systems The slope in which the septic sites are being located are <br />very steep. In fact the slope on lot 3 is the steepest slope in Elk River and will <br />almost certainly cause erosion and future septic problems. Note: The elevation <br />changes on septic sites for lot 3 are 12 feet. In fact it is probably quite dangerous <br />to operate machinery on slopes of this nature. <br /> <br />2.) <br /> <br />Building Pads The location of two building pads are within 100 feet of the back <br />edge of the property. This, we feel, is not a good planning practice because of <br />impact it may have upon present landowners. Many of the present landowners' <br />adjacent properties suffer from poor planning of the past and therefore have <br />houses on the back edge of their lots. It is important that the city address this <br />issue for the quality of life for its constituents. <br /> <br />3.) <br /> <br />Erosion Issue The construction will extensively alter the character of a very <br />dynamic place through the construction of roads, house pads and driveways. <br />Erosion will be a serious issue and the City of Elk River should take a stand on <br />this issue through trying to minimize excavation activities. <br /> <br />Please carefully review this plat for the present and future residents of Elk River. <br /> <br /> <br />
