HOUSING CHARACTERISTICS
• Through July 2012, the City of Elk River has only issued eight residential permits (single-
family). By the end of 2012 an estimated 13 single family permits will have been issued
continuing the trend over the past four years a low household growth. Given the large
number of available residential lots in the City, there is potential for growth if the economy
and housing market continues to improve.
TABLE HC-1
RESIDENTIAL CONSTRUCTION
CITY OF ELK RIVER
ANNUAL BUILDING PERMITS ISSUED
2000 to 2012*
Permits Issued
Single-Family Townhome/ Multifamily Total Housing
Homes Twinhome 3+Units Units
2000 172 26 86 284
2001 162 18 76 256
2002 194 18 32 244
2003 285 37 228 550
2004 300 12 235 547
2005 195 4 145 344
2006 150 2 98 250
2007 104 0 12 116
2008 25 0 0 25
2009 16 0 4 20
2010 15 0 53 68
2011 11 0 0 11
2012* 14 0 0 14
Total 1,643 117 969 2,729
* Data through June.
Sources: City of Elk River;Maxfield Research Inc.
American Community Survey
The American Community Survey ("ACS") is an ongoing statistical survey administered by the
U.S. Census Bureau that is sent to approximately 3 million addresses annually. The survey
gathers data previously contained only in the long form of the decennial census. As a result,
the survey is ongoing and provides a more "up-to-date" portrait of demographic, economic,
social, and household characteristics every year, not just every ten years. The most recent ACS
highlights data collected between 2006 and 2010. Tables HC-2 to HC-7 show key data for Elk
River Elk River.
MAXFIELD RESEARCH INC. 34
