9786-3 <br /> <br />10 <br /> <br />~SAL PROCEDURES AND TECHNIQUES <br /> <br />Before Ancl After Values <br />This appraisal is being conducted in order to estimate damages caused to the real <br />property by the taking for new highway right-of-way. The accepted method for <br />measuring damages that result because of a taking by condemnation is as follows: <br /> <br />1. Value the property as it exists before the taking. <br /> <br />2. Value the property as it will exist after the taking. <br /> <br />3. The difference is the damage caused. <br /> <br />In the "before value" section of this report we will estimate the value of the subject <br />property as it existed in the before condition. We will describe the taking the remainder <br />parcel, then appraise it in the "after value" section of this report. In the final section we <br />will estimate damages occurring to the real property, including the following. <br /> <br />Direct and severance damages calculated as the difference between the <br />before and after land values. <br /> <br />2. Damages to the improvements, if any. <br /> <br />3.
