SCOPE ®F WORK <br />S E F C3K <br />1. Interview City of Elk River staff to gain understanding on the facility and <br />coordinate future activities. Document interview notes. <br />2. Develop a Retro Commissioning Test Plan. Review the plan with the City of Elk <br />River and finalize. <br />3. Assess and document equipment conditions. Document deficient issues. <br />4. Verify a BAS points calibration and accuracy. This includes temperatures, <br />C02, humidity, status, damper/actuator full stroke, damper/actuator position <br />and alarms. Terminal equipment (i.e. VAV boxes) will be sampled. <br />5. Verify a BAS points calibration and accuracy. Verify AHU sequence of operations. Verification will be through direct <br />observation, trend logging and screen captures. <br />7. Monitor C02, temperature and humidity in critical zone for each air handler <br />for 24 hours using the BAS and/or data loggers. <br />8. Perform a building ventilation analysis. Calculate minimum outside air damper <br />minimum positions to meet ASHRAE 62. <br />9. Verify the sequence of operations for each VAV box, radiation, pumps, fan <br />coil units and unit heaters. Verification will be through direct observation, <br />trend logging and screen captures. <br />10. Review garage lighting fixtures and lighting levels. <br />11. Evaluation of energy conservation opportunities and develop payback <br />analysis for each. <br />12. Prepare a list of maintenance related findings. <br />13. Develop a draft Retro-Commissioning report. <br />14.
