Landscaping / Veaetation <br />6) The landscaping ordinance prescribes a minimum number of trees based on <br />the lot perimeter. The subject lot requires 23 trees. The ordinance does provide <br />for credits for the installation of larger trees, and for existing trees remaining. In <br />both cases, the tree requirements may not be reduced by more than half. With <br />these credits, the number of trees can be reduced to 12. Further, Section 30-934 <br />(e) of the code does allow for the Council to approve and exception due "to <br />unique topographic landform, irregular lot shape, or historic features worthy of <br />preservation", following receipt of an alternative landscape plan. <br />A site inspection conducted on February 14t" noted a number of trees on the <br />property, including some that were not enumerated in the landscaping sheet, <br />sheet CUP-2. Please verify the limits of impact to the existing trees, including <br />those along the west side of the building and the three large trees in the front <br />yard. Staff recognizes the uniqueness of the property, and can support the <br />waiver generally, but a more detailed landscape plan, completed by a registered <br />landscape architect must be completed. <br />SEE ATTACHED REVISED LANDSCAPE PLAN PROVIDED BY <br />CIVILSITE GROUP LANDSCAPE ARCHITECTS. <br />Trails /Sidewalks <br />7) As part of a planned trail along the river, the City requests an easement for <br />trail purposes along the south side of the parking lot. <br />THE LEADERS OF THE CHURCH HAVE DISCUSSED THIS ISSUE AND <br />ARE EAGER TO WORK WITH THE CITY ON PLANS TO CONNECT <br />VALUABLE SPACES ALONG THE RIVER AND .MAKE THESE <br />AMMENITIES ACCESSIBLE TO THE COMMUNITY. <br />8) The water connection in Main Street as proposed appears to require the <br />removal of the existing paver sidewalk.
