Box 490 <br /> Elk River, MN 55330-0490 <br /> <br />RE: <br /> <br />OF:ONO LAKE DEVELOPMENT <br />GUARDIAN ANGELS OF ELK RIVER <br /> <br />Dear Mr. Ach: <br /> <br />As requested, we have reviewed the submittal made by the Guardian Angels of Elk River <br />concerning their Orono Lake Development. As you are aware, this project is located north of <br />TH 10 adjacent to Lake Orono at the Joplin Street intersection. Based on our review, comments <br />received at the staff review meeting, and a meeting held with representatives of Guardian <br />Angels and their architect, we would offer the following comments: <br /> <br />Be <br /> <br />General <br /> <br />1. The submittal package consisted of a campus/landscape plan, grading and <br /> drainage plan, a utility plan, and a preliminary plat. The campus/landscape plan <br /> was prepared by Trossen Wright Architects. The grading and drainage, and <br /> utility plan were prepared by Paramount Engineering and Design. The <br /> preliminary plat was prepared by John Oliver and Associates. There were also <br /> drainage calculations submitted that were prepared by Paramount Engineering <br /> and Design. <br /> <br />2. The proposed project consists of 20 townhome units adjacent to Lake Orono, 80 <br /> assisted Jiving units in the center part of the parcel, and a commercial building <br /> adjacent to TH 10 and Joplin Street shown to be 43,000 sq. ft. in size. <br /> <br />Caropus Plan/Landscape Plan <br /> <br />1. It is our understanding that this project, as with other similar projects in the City, <br /> will have publicly owned and maintained sanitary sewer and water service but <br /> privately owned streets and storm drainage system. <br /> <br />1326 Energy Park Drive · SI.
