Memo to Mayor and City Council/AS 97-8 <br />January 20, 1998 <br />Page 2 <br /> <br />Dimensional requirements <br /> <br />If the applicant wished to develop this property to its full potential, because <br />of the provision of 4 lots per 40 acres with a minimum lots size of 2.5 acres, <br />it might be possible to subdivide it into 5 lots. However, at this time the <br />applicant is proposing to subdivide the property into 2 lots. Future <br />subdivision will be limited to 4 lots, for a total of 5. <br /> <br />Both of the lots comply with the dimensional requirements of the district. <br />The proposed lot meets the 2.5 acre minimum lot size requirement and the <br />160 foot lot width requirement. However, the setback between the proposed <br />rear property line and the existing metal shed is 30 feet; the required setback <br />is 50 feet. Therefore, the rear lot line will have to be adjusted, and an <br />additional 20 feet is needed between the metal shed and the rear property <br />line. <br /> <br />Right-of-way and easements <br /> <br />The applicant is proposing a 50 foot half right-of-way for both parcels along <br />County Road 33. Drainage and utility easements are being provided along <br />the property lines on the 3.4 acre parcel. <br /> <br />Driveways <br /> <br />The 3.4 acre parcel is serviced by an existing driveway. Access to the larger <br />parcel will require a permit from Sherburne County. <br /> <br />Park and Recreation Commission Recommendation <br /> <br />The Park and Recreation Commission has recommended a cash dedication in <br />lieu of land to satisfy the park dedication requirements for the one new lot <br />being created. <br /> <br />Recommendation <br /> <br />It is recommended that the City Council approve the request by Rick <br />Fredericksen for an administrative subdivision to subdivide 57 acres into two <br />lots with the following conditions: <br /> <br />A GRANT OF EASEMENT BE PREPARED AND EXECUTED GRANTING A 50 FOOT HALF <br />RIGHT-OF-WAY ALONG COUNTY ROAD 33. THE $0 FOOT HALF RIGHT-OF-WAY SHALL <br />APPLY TO BOTH PARCELS. <br /> <br />s:\planning\scott\as97-8.doc <br /> <br /> <br />
