Appendix F: Competitive Data (cont.) <br />to develop closexto 2013. <br />Dayton is a small community in northwest Hennepin County, with a <br />small portion in extreme eastern Wright County. The prevailing <br />sentiment in Dayton is to "keep it rural." But the southwestern area of <br />Dayton is projected to experience major changes through 2013. This <br />area is designated fox future industrial and commercial development. <br />The areas located closer to County Road 81, Territorial Road, County <br />Road 13 / Brockton Lane and I-94 are expected to be developed by <br />2010. The areas that are not as close to these major roads axe expected <br />There is currently no dedicated economic development staff in Dayton. <br />City Web site: www.ci.dayton.mn.us <br />City Like Anoka, Maple Grove has, in the past, been one of Elk River's <br />Maple Grove primary competitors in the area of economic development. However, <br />the Hennepin County community is also a mature city with a <br />shrinking inventory of industrial land. The cost associated with Maple Grove industrial property - <br />whethex fox sale or lease -are also significantly greater than the costs of comparable properties in Elk <br />River and its Northwest Metro neighbors. <br />City Web site: www.ci.maple-grove.mn.us <br />Recently, Monticello has not been one of Elk River's primary competitors for <br />economic development opportunities. This northeastern Wright County community <br />stopped marketing industrial land about two years ago due to a diminished inventory <br />~ of available parcels. However, Monticello acquired 35 acres in December 2004 and <br />controlled another 85 acres through a contract for deed southwest of I-94 along the <br />Rtq*FfIC~1.L0 newly extended Chelsea Road, Infxastrucmxe improvements were completed last fall <br />and the city is aggressively its new 120-acre Monticello Business Center with <br />fmancial incentives such $1 industrial land and a local revolving loan fund with interest <br />rates as mucH as 2 percent below Prime. The city has set up a simple but attractive Web site dedicated to <br />the new park: wwev.monticelloland.com. Since Monticello is only about 12 miles away and about three <br />miles southwest of Big Lake - it is probable that Elk River will find itself competing with Monticello in <br />the future. Monticello enjoys ahigh-visibility location at the Interstate 94 and Minnesota Highway 25 <br />interchange. The city has sold one 8.6 acre site in the new Monticello Business Center. Other recent <br />industrial development activity included the June 2006 groundbreaking fox a new 25,000 square foot, <br />multi-tenant industrial building being developed by Blue Chip Development Co. at 210 Dumas Road. <br />The building, which is being built at a site southeast of the I-94/Highway 25 interchange, is to be <br />anchored by Precision Technologies, which plans to relocate from Rogers. <br />City Web site: www.ci.monticello.mn us <br />E2 <br />
