Appendix f: Competitive Data <br />Primary Competitors <br />Andover has regularly been running four-color advertising in the <br />ND~VER~` Minnesota Rea! Estate Journal. It has been touting its Andover Station <br />project with a tag line "The North Metro has a new player." <br />According to the City of Andover Comprehensive Plan, nearly 85 percent of the Anoka County <br />community is guided fox residential development. Two industrial areas exist. One is located at the <br />southwest corner of Hanson and Bunker Lake Boulevard. The second is located at the northeast corner <br />of Round Lake Boulevard and CountS~ Road 20. The land use plan establishes residential, commercial, <br />industrial and other districts and provides goals and policies fox each district A transitional zone has <br />been established to accommodate future commercial/light industrial growth. The TC, Transitional <br />Commercial/Industrial district includes areas along major roads or intersections that axe not zoned fox <br />commercial at present but could be suitable in the future. <br />City Web site: www.ci.andovex.mn.us <br />Although Anoka has been perceived in recent years to be one of Elk River's <br />primary competitors in the area of economic development, it is a mature <br />urr~ community with a rapidly dwindling inventory of industrial land. <br />NUKA As of mid-August 2006, the City of Anoka Web site listed only two small (.6 and <br />2.9 acres) industrial land parcels. Several existing buildings of up to 432,000 <br />', square feet were listed fox sale ox lease. <br />City Web site: unvw.ci.anoka.nm.us <br />Located just west of Elk River, also in Sherburne County, Big Lake is <br />perceived to be one of Elk River's primary competitors fox economic <br />development opportunities. Elk River recently lost Industrial Molded <br />Rubber Products Inc. to Big Lake, fox example. Numerous industrial <br />~'~` +~` and commercial development sites, as well as leasable space in existing <br />~ ~ buildings, are available in this fast-growing Sherburne County <br />community. The joint city/township Industrial Paxk East includes sites <br />ranging from 25 to 6.5 acres. The privately owned Dynamic Development Business Paxk has lots <br />ranging from 10 to 20 acres. One of the most notable projects in the community is Big Lake-based <br />Dynamics Design & Land Co. LLC's new 450-acre mixed-use Big Lake Marketplace <br />development, which has up to 50 acres earmarked fox industrial development. The development is <br />situated north and south of U.S. Highway 1Q just three minutes west of Elk River. The project is being <br />marketed by Cushman & Wakefield/Northstar Partners.
