Memo to the Mayor and City Council/OA 97-12
November 12, 1997
Page 3

highway business. Development within the Business Park district will
correspond with the land use designation. Industrial and office uses
allowed where the land use designation is light industrial, and
commercial uses allowed where the land use designation is highway
business.

It is the intent of this ordinance that development reflects common
themes using compatible architectural design and consistency in
signage, landscaping, and lighting. It is also the intent to encourage
businesses which generate a high number of jobs per square foot
rather that predominately warehouse types uses.

With the proposed amendment, no changes are made to the types of uses
allowed. The change involves organizing the current uses into categories
based on the underlying land use classification.

Recommendation

The Planning Commission and staff recommend the City Council approve
Ordinance 97- amending the Business Park district to specifically list the
types of uses allowed when the underlying land use is highway business or
light industrial; the ordinance also amends the Statement of Purpose to
better reflect the original intent of the district.

\\elkriver\sys\shrdoc\planning\scott\oa9712cc.doc
