The EIS found that "the proposed project is compatible with the existing and future land uses in <br />-the project area" (pg. 4). The SDA is guided for "mining," which is an industrial use, and <br />"landfilling" is, per the EIS, an industrial use. <br />How compatib/e is it with surrounding properties? <br />Adjacent existing land uses include TH 169 (east), landfill (north), mining (south), the City's <br />Railroad Hiking Trail (immediately adjacent to the west), and rural residential uses (not <br />immediately adjacent to the west). The EIS found that "the proposed Landfill expansion is <br />compatible with the existing land uses in the project area which are primarily undeveloped or <br />industrial (i.e., mining, landfill) in nature" (pg. 80). <br />ERL intends to screen the facility in accordance with the May 25, 2011 Agreement. A 200-foot <br />buffer area will be present between the landfill footprint and the property line. <br />The End Use of the facility includes attractive open space, which will become an asset to the <br />surrounding area upon closure of the landfill. <br />What are the benefits to the City? <br />Benefits include: <br />Landfill support of local businesses <br />Landfill donates to local charities <br />Property tax revenue <br />Local employment <br />City Host Fees in accordance with the May 25, 2011 Agreement <br />Fees to Sherburne County, including the Landfill Legacy Grant <br />Future open space <br />Green power generation <br />Elk River Landfill SDA ~ Section 5-2 <br />Land Use Application WenCk <br />
