Zoning districts shoo/d be examined in relationship to /and use designations. Changes in zoning <br />district will be needed to match zoning with land use (p. 3-9). <br />Unlike the Metropo/itan Land P/arming Act (Minnesota Statutes, Section 473), which requires <br />consistency between the land use p/an and zoning in cities within the Twin Cities <br />metropo/itan area, E/k River may choose to take a number of implementation strategies (E/k <br />River has typica/ly chosen to have zoning consistent with the Comprehensive Plan), The <br />strategies inc/ude, but are not limited to, the fol%wing: <br />- Keep current zoning in place until such time as the use terminates or redeye%pment <br />is initiated <br />- Rezone property to a zoning district compatible with a land use plan category <br />- Deve%p an interim strategy to address current use situations as they re/ate to long <br />term objectives (p. 3-9) <br />Amendments to the P/an may originate from the P/arming Commission, City Council or another <br />party with a vested interest in effected property. Adoption of amendments, however, can <br />only be accomplished by City Council resolution. Al/amendments are subject to the same <br />pub/ic hearing and two-thirds vote requirements as adoption of the original p/an (p. 3-10). <br />The City's Land Use Amendment Form requires the following information to be submitted: <br />• Land Use Application Form <br />• Application Fee <br />• Labels for Property Owners within 350 feet of the subject parcel obtained from the <br />Sherburne County Property Tax Division <br />• A typewritten narrative explaining the request in detail <br />• Legal description/survey of subject property to be amended <br />• All other information as determined by City Staff <br />2.4.1 LAND USE APPLICATION FORM <br />See Section 2.2.3 of this application. <br />2.4..2 APPLICATION FEE <br />See Section 2.2.4 of this application. <br />2.4.3 LIST OF PROPERTY OWNERS WITHIN 350 FEET <br />See Section 2.2.2 of this application. <br />2.4.4 PROJECT NARRATIVE <br />See Section 1.2 and 5.1 of this application. <br />2.4.5 LEGAL DESCRIPTION/SURVEY OF SUBJECT PROPERTY TO BE AMENDED <br />See Section 2.2.6 of this application. <br />r --------_ _ <br />Elk River Landfill SDA Section 2-8 <br />Land Use Application -- ~.~V~C1CI< <br />
