I had 1°arge spinal fusion <br />with instrumentation and have had a few complications. Sitting or standing for long periods at the <br />meeting would be difficult. I hope you can accept my letter. <br />My home is located at 19737 Lowell Street NW Elk River. I feel the assessed tax value $200,900 for 2011 <br />is high for my particular property. <br />My home is 24 years old, built in 1987. My tot is 1.98 acres. I have 3 bedrooms, one bath with a basic <br />bath tub and one''/2 bath. No whirlpool or Jacu~i. I do not have a master bath. My property is showing a <br />great deal of depreciation. Other than new furnace, water softener and fireplace updates, most things are <br />either original or older. The windows are original. The trim and woodwork are original and showing a <br />great deal of wear. All exterior doors except one pine door replaced many years ago are painted steel <br />(inside} and are original. All carpet and flooring is original except living room and hall replaced many <br />years ago. All interior paint and wall coverings have not been updated in many years. Lavatory and <br />kitchen faucet fixtures are original and in very poor condition with corrosion. The stave is original, and <br />the other appliances are substantial age. 3/a of the walkout level is finished with cedar walls many years <br />ago, '/ is un-finished (laundry roam) with exposed pipes, ducts and vents on the walls and ceiling and <br />cement floor. '/~ of the underground basement is finished, (no legal windows}, 1/z is unfinished exposed <br />black walls and cement floor. The exterior is the original painted fiber board. I have the original asphalt <br />driveway and it very much needs replacement. My home does show it's age and depreciation, and it lacks <br />valuable amenities and qualities other comparable homes offer. <br />Please compare the enclosed homes that sold between October 1°` 2009 and September 30~' 2010. <br />According to records these properties were not bank or sheriff owned. The first 3 pm~rties sold for close <br />to and one at less than my assessed value, and have a great deal more value to offer. <br />18028 Kent St. sold for $203,000. <br />It is nearly the same sq ft finished as my property. It has a smaller lot but, is 10 years newer and includes <br />4 bedrooms, 3 baths including master bath and whirlpool, main floor laundry, 3 car garage, <br />metallvinyUstone exterior, sprinkler system and new siding, roof, carpet and paint. <br />20068 Ironton St sold for $198,000. <br />It has a smaller lot, but has 226 more sq ft finished, 4 bedrooms, 3 baths including Master bath, <br />vaults, wood floors, new stainless appliances and is 2 years newer. <br />14014 2018` Ave sold for $210,000. The property is the same age and far surpasses my property in value <br />and amenities and sold at only $9,100 above my assessed value. It ofl'ers, more acreage - 2.330 acres <br />with a pond,172 more sq ft finished, 5 bedrooms, 3 baths, 3 car garage, hot tub, 4 season porch, and <br />new carpet and paint. <br />21434 Concord St sold for $122,000. It is 8 years older, with a anadditional'/: an acre lot and an <br />additional 112 ft sq foot finished with a master bath. It appears to be a beautiful home. If it is a <br />legitimate comparison, it just exemplifies the decrease in market values. <br />There are some nice homes in my neighborhood. Bnt my home is not of that category or curb appeal. My <br />home is the same as the picture except for the addition of furnace pipes near the front door and several <br />trees removed. I hope that you will assess the value of my property as it is, not upon the value and curb <br />appeal of other nicer homes in my neighborhood. <br />I believe the assessed value of my property is at most $1802000. A properties taxable value shouldn't be <br />more than what it could sell for. Please consider these factors.
