Final CompletionJune 28, 2012 <br />Warranty InspectionJune 2014 <br />III.EXISTING CONDITIONS <br />The existing conditions survey is shownin Figures 2 through 5inthe Appendix. <br />A.STREETS <br />Project Area1 <br />A majority of the existing streetswithin Project Area 1areapproximately20-footwide <br />bituminousroadwayslocatedwithinanexisting66-foot right-of-way.The street sections <br />abutting thecommercial businesses have widths ranging from 22feet to 34feet. The street <br />ndstnd <br />width of2Street east of Evans Avenue is 32feet.The right-of-way of1Street and 2 <br />Street east of Evans Avenue is60feet in width. <br />Evans Avenue south of 1stStreet to Railroad Drivehas no existing right-of way. <br />The bituminouspavement within the project limits is degraded and in need of repair. <br />There are some sections of bituminous curb within the project limits but the majority of <br />the streets have no existing drainage improvements.The only street with concrete curb <br />and gutter is the 1stStreet NW cul-de-sac. <br />There is limited street lighting within the project limits. <br />Project Area2 <br />The streetsin the area are 36-foot wide bituminousstreets,with existing concrete curb and <br />gutter on both sides of the west and south segments of Industrial Boulevard NW. The east <br />leg of Industrial Boulevardalong with 192ndCourt has no curb and gutter. Triangle Road <br />NW is a31-foot wide bituminous street with no curb and gutter. <br />The streets in the Industrial Park are infair to poor condition. <br />6R13.103354 <br />April 2011 <br />
