It is recommended that if the <br />Council decides to sell this piece of property the City retain enough to provide <br />for a total right-of-way width of 120 feet. <br /> <br />Landscaping Area <br /> <br />The second issue relates to maintaining 25 feet of the property exclusively for <br />landscaping purposes. The 25 feet will allow enough room for MorreLl to <br />construct berming and landscaping to enhance the visual appearance along <br />171st Avenue. <br /> <br />Value of Property <br /> <br />As mentioned above the city purchased the property (37,500 sq. ft.) from <br />Roger Eull for approximately $13,500.00. One option the Council has is to <br />sell to Mr. Morrell the property (6,000 sq. ft.) at a prorated price. Based on <br />the area requested to be purchased, the value would be approximately <br />$2,200.00. <br /> <br />Recommendation <br /> <br />If the City Council sells Morrell Transfer the requested property, staff would <br />recommend the following: <br /> <br />The sale price of the 6,000 sq. ft. be based on the same price the City <br />purchased the property from Mr. Eull. The total sale price would be in <br />the vicinity of $2,200.00. <br /> <br />25 feet of the purchased property along 171st be used for landscaping <br />purposes.
