Memo to the Mayor and City Council/P97-3 <br />May 19, 1997 <br />Page 2 <br /> <br />207th Avenue <br /> <br />The dedication of right of way for 207tl~ Avenue would allow the construction <br />of a new public street providing access to the three lots proposed within the <br />plat. As typically requested, 207th Avenue will have to be constructed to the <br />east edge of the plat where a temporary cul de sac will need to be provided <br />allowing vehicles (i.e., school buses and snow plows) to turn around. <br /> <br />One of the issues staff has discussed with the developer is designing 207th <br />with the proper geometrics so it connects with County Road No. I at the <br />appropriate alignments. The exact design of the street has not been worked <br />out; however, in the City Engineer's review of the street plans, the proper <br />geometrics will be required for the street construction. It may be necessary <br />that additional easement be acquired from the adjacent property to the south <br />to provide for the proper alignment of the proposed 207t~ Avenue. If any <br />easements are necessary, it is recommended that these be the responsibility <br />of the developer to obtain in order to construct the street. Lastly, this street <br />project will also need to be approved by the county, as there will be work <br />done within the county right of way. <br /> <br />Overall Concept Plan <br /> <br />The applicant has also been working on overall concept plans for the rest of <br />the property. It is anticipated this area will be platted in the near future, <br />requiring the extension of 207th Avenue to gain access to the 2-1/2 acre lots. <br />When this plat is submitted, it will need to go back to the Planning <br />Commission for review and also the City Council. <br /> <br />Lot Sizes and Dimensions <br /> <br />All the lots included in the plat meet the 2-1/2 acre requirement set forth in <br />the Rla zoning district. All of the lots include sufficient space for a primary <br />and secondary septic system, as well as the proper dimensions for a typical <br />house pad. <br /> <br />Park & Recreation Commission Recommendation <br /> <br />The Park & Recreation Commission reviewed the preliminary plat and <br />recommended the payment of cash to be made on all three lots to satisfy the <br />park dedication requirements. <br /> <br /> <br />
